Conforming Loan Products

Loan products that are mostly sold to Fannie Mae after closing,

  • 45% Debt-to-Income Ratio (some cases will allow up to 52% DTI).
  • 20% Equity Requirement.
  • Gift fund allowed.
  • No mortgage history or rental history required under certain programs.
  • 2 Years history required if self-employed.
  • Appraisal may be waived under certain circumstances.

Super Jumbo Loan Products

Typically offered by Investment Banks & Private Investors targeting higher loan balances,

  • Typically will be hard-capped by 45% debt-to-income ratio.
  • Flexibility in LTV dependent upon bank guidelines (in some cases, onlyas little as 3% equity required).
  • Required 2-6 months of bank reserve for PITI.
  • Do not offer plausible Fix Rate products, predominant product is 7/1 ARM.

Stated Income Loan Product

Typically offered by private investors or subprime lenders,

  • Designed for borrowers who cannot document their income, Debt-to-Income will be based on the income declared by the borrowers.
  • Bank reserve of full PITI will be required.
  • Borrowers must possess excellent credit history.
  • Borrowers must possess stable professional career.

Offered by Private Investors who has Cash-On-Hand,

  • The only metric is your down payment or equity in the subject property.
  • No income/credit requirement.
  • Very high interest rate.
  • Very high Upfront Closing Cost.
  • Typically required full payment in 12 months.
